A pre-approval letter is your key (literally) to viewing homes that you are interested in buying. It's not likely that realtors and sellers will let you in their home without the letter. And, if there are multiple offers, the strength of the letter may be the difference between getting the home and coming in 2nd place.
We often are able to get our clients pre-approved without a credit inquiry showing up on their credit report. So don't let the fear of a credit inquiry lowering your credit score deter you. There are two ways we can run a credit report for pre-approvals. We can run a hard pull or a soft pull. A soft pull doesn't show as an inquiry while a hard pulls do.
